Avesta Housing to Host Grand Opening of Newest Affordable Housing in Portland

Event featuring the 18-unit efficiency building will take place June 29.


Portland, Maine - Avesta Housing will host a grand opening celebration at Thomas Heights, its newest affordable apartment community in Portland on Wednesday, June 29 at 10:00 a.m. Guests will be able to tour the building and see several apartments, as well as hear from Senator Justin Alfond, Portland Mayor Ethan Strimling, and others about the importance of affordable housing in the region.


Avesta Housing, a nonprofit organization, developed Thomas Heights, an 18-unit efficiency building located at 134 Washington Avenue. The building was designed by Archetype Architects and built by Hebert Construction. Funding for the $3.6 million project came from MaineHousing, LIHTC financing, City of Portland, NeighborWorks America, and Avesta Housing. Thomas Heights has a special focus on veterans and is named after Thomas Ptacek, a local advocate for homeless veterans. The building is home to nine formerly homeless residents and has five project-based vouchers from Portland Housing Authority. All residents benefit from Avesta’s service-enriched housing through the assignment of a Resident Service Coordinator.


Thomas Heights enters the Portland housing market at a time when the city is in a housing crisis with a critical shortage in rental vacancies and rapidly increasing rental prices. Monthly rent at Thomas Heights ranges from $544-$675 (utilities included), which is significantly lower than the average $900-$1,100 rents for comparable apartments throughout Portland. In order to qualify for residency at Thomas Heights, individual annual incomes must be 40-50% of the area median income and may not exceed $27,000.


In accordance with Avesta’s core value of sustainability, Thomas Heights is a highly energy-efficient building featuring a well-insulated building envelope, high-efficiency plumbing fixtures, energy-efficient boilers and devices, low and no-VOC paints, Energy Star appliances, and LED lighting. Public spaces in the building are equipped with motion-sensing light switches and high-efficiency heat pumps.
